Estate agencies merge in healthy Kommetjie market

The average selling price of properties in Kommetjie over the past twelve months has risen by 12.2 % when compared to the average selling price achieved for the previous 12 months, according to Propstats.   “The price growth has been most significant in the lower to middle end of the market due to an increasing number of buyers and a shortage of stock in this price bracket,” says Pepita Mace, Managing Director of Greeff Properties Village Homes in the Kommetjie /Scarborough area.

Since opening its door in August 2012, Village Homes has sold 194 properties, totaling a revenue of R550 000 000 to date. “The average selling price was R2 835 million per property,” says Mace. She adds that selling prices achieved ranged from R350 000 for a vacant plot in Bluewater Estate to R18.45 million for a home in Klein Slangkop Estate – this last being a record selling price for the area, beating the previous record of R15 million.

“Village Homes also achieved the record selling price of R5.5 million for a house in Scarborough – the previous high being R4.85 million,” adds Mace.

Recently properties sold through Village Homes include: A newly renovated three-bedroom, three-bathroom home in Klein Slangkop Private Estate, very near to the beach for R5. 8 million;
A beachfront stand, also in Klein Slangkop Private Estate, which fetched R5. 2 million and
a three-bedroom, three-bathroom mountainside home with sea views in Misty Cliffs, which sold for R4. 5 million.

 “The Kommetjie/Scarborough natural environment appeals to buyers in that it is unique – surrounded as it is by rugged, fynbos covered mountains forming part of the Cape Point Nature Reserve and bordering some of the most beautiful, natural beaches in the world, giving you a feeling of remoteness, yet it is less than an hour away from the vibrant Mother City,” says Mace.

Southern Right Whales can be seen annually and Cape Clawless Otters are regularly seen frolicking in the ocean and at the mouth of the Bokramspuit, while Guinea fowl, Francolins and Porcupines are also common inhabitants of the area.
