Climbing Prices for Simons Town Real Estate

According to Mike Greeff, CEO of Greeff Properties, an exclusive affiliate of Christie’s International Real Estate, after clocking up another year of steady sales, property values in Simon’s Town are holding their own and in several instances are starting to show marked increases in selling prices. “CMA figures for 2014 reveal that the average selling price of a free-standing house rose by 20% from R2 542 126 in 2013, to R3 053 143 in 2014,” says Greeff. “There were some strikingly high selling prices achieved last year, including a four-bedroom, three-bathroom double-storey home which sold for R4.65 million, a five-bedroom six bathroom property comprising two dwellings which sold for R9.75 million and a five-bedroom, five-bathroom home with garaging for three cars in the Simon’s Kloof area, which was sold by Greeff Properties for a record price of R14.6 million,” he continued. He says the sale was made after only 30 days of listing.

“The selling price achieved is a significant milestone, not only for the Simon’s Kloof area where the average upper price range of homes is, according to CMA info, R5.532 million, the middle range R4.836 million and the lower range R3.95 million, but for all of Simon’s Town’s suburbs,” says Greeff. The previous record selling price for a Simon’s Townpropertywas R14million, achieved in 2011, for a five-bedroom, four-bathroomed home with a garage and parking for five cars in Kleintuin Road, overlooking Boulders Beach. “Apart from setting a significant benchmark for the False Bay coast line, the price highlights the incredible value of real estate along this beautiful stretch, especially when compared to the asking prices along the Atlantic Seaboard,” explains Greeff.  “Simons Town currently offers very affordable real estate, including properties priced underneath the R3.5 million threshold, below which there is very limited or indeed no stock currently available in the southern suburbs,” explains Greeff.

He adds that the town offers an unbeatable lifestyle for those who choose to live there year-round or merely on weekends and during school holidays.
